A tiny studio flat in Marylebone, the size of two parking spaces or four king-sized beds, has sold for £295,000.
Measuring just 149 square feet, the ground floor flat is in a Grade II-listed Georgian building on York Street and was marketed as “an ideal pied-à-terre” by York Estates.
The flat sold for less than a fifth of the average price of a flat in Marylebone, where apartments usually sell for just over £1.5 million, according to Rightmove.
However, the home’s tiny size — equivalent to 350 ipads — puts the price per square foot at £1,980. The Marylebone average is £1,677 per square foot, while in prime London the average is £1,268.
“We have had a big response from buyers, as to find a property of this price in Marylebone is almost unheard of,” said Julia Lilley, owner of York Estates, who recently sold a comparable one-bedroom apartment on the same street with an asking price of £725,000.
The micro-pad sold within a couple of weeks of coming on the market in June to a buyer intending to use it as a pied-a-terre while working in London, as an alternative to staying in a hotel.
They’ll be hard pressed to use the studio for much more. Its front door opens onto an open plan room with a rudimentary galley kitchen with hob and sink to the left and a door to the shower room to the right.
The room then opens out into an 18x8ft living area containing a dining table and sofa bed. “The flat is very well decorated in a contemporary style, perfectly located and almost unique in terms of price and size,” said Ms Lilley.
With people returning to the capital for work post-pandemic, demand for centrally located properties is again increasing, Ms Lilley said.
This tiny home is in the heart of central London, walking distance from Marylebone High Street and Oxford Street, but its position at the rear of the Georgian building is said to keep it quiet.
The entire freehold property was last sold for £1,675,000 in 2020, when it was converted into flats.
Two other one-bedroom flats in the building are currently on sale with York Estates for £595,000 and £750,000, covering 353 sq ft and 627 sq ft respectively.
