Students in Liverpool say that affordability, location and fast Wi-Fi are the most important things they look for in accommodation.
The boss of a lettings agency serving Liverpool's student population has told the ECHO what young people want from their accommodation, which acts as a home from home while they're at university. Liverpool has a huge student population - estimated to be more than 60,000 and growing annually.
Property expert Dave Blackman tapped into the market after setting up Liverpool Student Lettings with his business partner Shez Blundell in 2015. The firm's offices are on Maryland Street and Hope Street, in the heart of the Georgian Quarter.

He told the ECHO that top of students' lists are locations near to their university, as well as all inclusive rents and low deposits. Wi-Fi speeds also have to be second to none, with reliability in the connection paramount. Secure, modern properties offering value for money are also in high demand.
Dave believes there is a number of factors driving young people to Liverpool. He said: "Liverpool is a leading academic destination with many diverse and varied courses.
"As a city there are a whole range of cultural attractions including live music, food and drink, nightlife, theatre. Our music heritage is second to none. In the sporting world we can boast two premier league teams, some of the best golf courses in the world, and the greatest nation hunt race in the world in The Grand National.
"Above all, we are a friendly city and I cannot count the number of graduates who study here and stay. I also believe the river front and maritime history acts as a magnet. As a seafaring city we are used to welcoming people from all over the world with open arms, and many have settled here forming such a diverse culture."
The most popular areas for housing are the city centre, Kensington and Smithdown Road, the latter of which has formed a vibrant community of bars, restaurants and shops around its student population.
New build blocks are also springing up across the city centre. Dave said: "New builds have many factors, including location and amenities. Some have gyms, laundry facilities, common rooms, and concierges."
However, when it comes to student accommodation blocks, some issues could arise from the cost of living crisis.
"My concern is most blocks are all inclusive rents, so the predicted rises in utility prices could have a catastrophic effect on the landlord market," Dave added. "With margins already tight it will lead to increased rents and many landlords may leave the market due to economic pressures."
