Leonard Ross bought the Beverly Hills Hearst Estate for $473,000 in 1976; 40 years later, he listed it for $195 million, but 5 years after that, the mansion headed to auction

Leonard Ross had acquired the Beverly Hills mansion which was previously owned by William Randolph Hearst at a price of $473,000 back in 1976, as per Livabl report. After four decades, the property was up for sale for $195 million. However, because of failed attempts to sell the property and the accruing debt on the property, the mansion was up for a bankruptcy auction in 2021.

The Los Angeles Times reported in August 2021 that the Real-estate investor and attorney Ross, who was the property’s longtime owner, had accumulated more than $50 million in debt on the estate. The property was scheduled for a bankruptcy auction on September 14 that year.

Hearst Estate Was Listed for $195 Million in 2016

In 2016, Ross put the house on sale for $195 million. Which was just a year after the Playboy Mansion fetched a price of $100 million, as per Los Angeles Times report. Ross could not get a buyer for this amount.

However, the house was re-listed at substantially lower prices. In April 2021, it returned to the market for $89.75 million, before the asking price was reduced to about $69.95 million in June.

Mounting Debt Put the Beverly Hills Mansion Into Bankruptcy

The lower asking price generated multiple offers. By August 2021, Ross had accepted a $47 million offer from Berggruen Holdings, an investment company tied to billionaire Nicolas Berggruen.

However the offer was subject to a bankruptcy auction. Other potential buyers could submit bids starting at least $1 million above the accepted offer, according to the Los Angeles Times.

The auction was part of a Chapter 7 bankruptcy sale, with proceeds intended to go toward Ross’ debt on the property.

he Historic Hearst Estate Has a Long Hollywood Connection

Constructed in 1926, the salmon-colored mansion was designed by architect Gordon Kaufmann for banker Milton Getz. The mansion was subsequently purchased by publishing magnate William Randolph Hearst.

The estate occupies an area of 3.5 acres, while the mansion has a floor area of 29,000 square feet. As per the description of Los Angeles Times, the property consists of ceilings that are painted manually at a height of 22 feet, two-story paneled library, two movie theatres and an Art Deco nightclub.

Some of the other features of the mansion include nine bedrooms, 15 bathrooms, pool house, tennis pavilion, two guest suites, and a gate house of five bedrooms.

The Hearst Estate Eventually Sold at Auction

The auction was held on September 14, 2021. Then Nicolas Berggruen eventually purchased the home for $63.1 million after a competition with five other bidders, as per Los Angeles Times.

The opening bid was set at $48 million, which is $1 million higher than the initial accepted offer of Berggruen. The amount was a lot lower compared to Ross' $195 million asking price in 2016.
