Hearts have been quoted a £500,000 transfer fee for the striker, who made the switch to Belgium for £1million last August.
However, they claim Beerschot would be willing to accept a lower initial payment and have the rest of the proposed fee made up in performance-related add-ons.
They also say that has helped push the talks in a positive way with both clubs looking to get a deal over the line in the near future.
The 26-year-old endured a difficult campaign in Belgium with his club side suffering relegation.
He has also dropped out the Scotland set-up with the last of his four caps coming against Slovakia back in November 2020.

The Jambos are guaranteed European group stage football this campaign with the safety net of the Europa Conference League if they get knocked out in the Europa League play-off round.
That alone has guaranteed a £3million plus cash boost for the Tynecastle side.
And it looks like Hearts could reinvest some of that cash in a move to bring Shankland back to Scotland.
