Lancefield Quay development gets council approval

Glasgow City Council has granted outline planning permission for the proposed Lancefield Quay development on the city’s waterfront.

The plans would transform a four-acre brownfield site that has been vacant since 2007 into 730 new homes for the city.

Delivered in partnership by build-to-rent business Moda Living and GDRI - a joint venture between developer and investor Osborne+Co and MRP, the development and investment arm of McAleer & Rushe - the next stage is to work on more detailed planning, delivery and operation.

Proposals for the £205m neighbourhood include landscaped public spaces, while the buildings come with an on-site gym, co-working hubs and units earmarked for commercial purposes.

The council's decision follows a public consultation process which reported generally positive feedback.

Aligning with the council’s City Centre Living Strategy Vision 2035 - which aims to create a sustainable, inclusive and diverse city centre population - Lancefield Quay should also complement wider regeneration efforts along the Broomielaw.

As the long-term operator of Lancefield Quay, Moda is committed to integrating its neighbourhood into the surrounding area and will prioritise boosting the skills, employment and education in its surrounding communities.

To date, Moda has committed more than £11m to community projects around its neighbourhoods across the UK. Its Holland Park development should drive more than £125m into the city’s economy. To date, it has also delivered more than 60 weeks of apprenticeship training weeks and dedicated over 132 hours to supporting young people into employment.

The neighbourhood will take Moda’s Glasgow operations to 1,163 homes, and total investment of £330m into the city.

If successful at planning, Lancefield Quay will target three-star Fitwel certification – and will aim to run on 100% renewable electricity.

Moda's The McEwan, the developer operator’s first operational neighbourhood in Edinburgh, was the first residential building in Europe to receive three-star Fitwel and is run on electricity generated by hydro, wind and solar sources.
