Keynsham properties now being 'fought over' as popularity increases

Sitting between Bristol and Bath, Keynsham is a town seeing a rise in its popularity when it comes to property, with some once 'less desirable' areas now being 'fought over', according to local estate agents.

Homeowners at various stages in their journey up the property ladder, as well as businesses renting space in the town, all seem to be impressed with what Keynsham has to offer and, agents also say, that with some of the new builds in the town, a new clientele is beginning to call Keynsham home.

When it comes to who this new clientele includes, estate agents in the area say Keynsham is now much more 'diverse' when it comes to the ages of people owning or renting property here. Those who seem to be most prominent include middle-aged people and families, thanks to the railway and travel links to the city.

But those looking to retire here are also on the rise - most notably due to the Chocolate Quarter's luxury retirement community, owned by St Monica Trust.

This area, which was once home to the Fry's chocolate factory boasts a community with a range of amenities like cafes, shops and green spaces. What's more, it's still a rather reasonable commute from the city centre.

A spokesperson for Your Move Williams Rose Keynsham, said: "There's a raft of different property in Keynsham and the new housing has definitely lifted prices for the area.

"The Chocolate Quarter is probably the most up-and-coming area of Keynsham. The properties there are all shiny and new and set in an idyllic location, next to the railway line - as you go in there's an avenue of trees and the properties there range from flats to the retirement village at St Monica Trust.

"It's also brought with it a customer we wouldn't normally get here. Some come to the Chocolate Quarter to view a property, decide it isn't quite for them but then fall in love with Keynsham and find that there's something else here for them when they wouldn't necessarily have searched for it.

"It's definitely brought life to Keynsham and there's more of a diversity of age than there was some five, ten years ago..

"I also think that, with the railway link and the fact that Keynsham sits almost equidistance from Bristol and Bath, it brings people further than either city. Suddenly you've got two cities to work from. Whereas, if you lived in the centre of Bristol, say, the thought of working in Bath might be daunting because of the commute."

Interestingly, while the older generation may be choosing to buy or rent property here, students aren't as keen. Meanwhile estate agents have noted that Keynsham is, in fact, a much more popular spot for lettings.

A spokesperson for Eveleighs Estate Agents told Bristol Live that the average house price in Keynsham is around £400k - £450k "increasing at a consistent year on year percentage".

They added: "In terms of lettings, Keynsham is uber desirable, especially with family lets. My average time is one day on the market, with prices ranging from £1200 to £2300 per calendar month. I could let them 10 times over.

"All areas of Keynsham are now considered 'popular' for people to move to, as well. Keynsham is, itself, prime investor and buyer territory, perfect for things such as schools and the daily commute.

"Areas that were once considered less desirable are now fought over.

"And, while we have less students here than in other areas, we do have some - namely older students studying at Bath Uni."
