Is Wall Street Bullish or Bearish on Camden Property Stock?

Valued at $10.9 billion by market cap, Camden Property Trust (CPT) is a Houston-based multifamily real estate investment trust (REIT) focused on owning, managing, developing, redeveloping, acquiring, and repositioning apartment communities across the U.S. Its strategy is centered on high-growth markets with strong employment, population growth, and quality-of-life characteristics, which Camden believes support demand for rental housing and resident retention.

Camden Property Trust has struggled to generate meaningful momentum over the past year. CPT has surged 3.4% over this time frame, while the broader S&P 500 Index ($SPX) has rallied nearly 20.2%. In 2026, CPT stock is down 1.5%, compared to the SPX’s 13.2% rise on a YTD basis.

Narrowing the focus, CPT has also lagged behind the Residential REIT ETF (HAUS), which has soared about 6.6% over the past year and 3.9% in 2026.

On July 30, Camden Property Trust’s Q2 2026 results offered a mixed picture, with a modest FFO beat failing to offset weaker top-line and net income results. Core FFO came in at $1.68 per share, down 1.2% year over year but $0.01 above the midpoint of management’s guidance. Property revenue slipped 0.9% to $392.94 million, while net income attributable to common shareholders plunged 76.7% to $18.79 million, largely because the prior-year quarter benefited from a sizable gain on property sales. Investors focused on the softer results, sending CPT shares down 2.7% following the announcement.

For the current fiscal year, ending in December, analysts expect CPT’s FFO per share to decline 2% to $6.74 on a diluted basis. The company’s FFO surprise history is impressive. It beat the consensus estimate in each of the last four quarters.

Among the 25 analysts covering CPT stock, the consensus is a “Hold.” That’s based on six “Strong Buy” ratings, one “Moderate Buy,” 16 “Holds,” and two “Strong Sells.”

The consensus is bearish than a month ago when the stock had an overall “Moderate Buy” rating.

On Aug. 12, Morgan Stanley analyst Adam Kramer maintained an “Equal-Weight” rating on Camden Property Trust but lowered the price target to $118 from $120.

The mean price target of $116.88 represents a 7.8% premium to CPT’s current price levels. The Street-high price target of $134 suggests an upside potential of 23.6%.
