Two six-storey buildings on Northbourne Avenue would form part of the ACT's latest retirement village if a new development application is approved.
The buildings would be part of the second stage of the Newlyne precinct in Lyneham, a large-scale estate in the city's inner north.
The first stage of the Newlyne project includes another six-storey building with 56 additional retirement living homes. That building, which is currently under construction, is expected to be completed and have residents moving in within the next 12 months.
Stage two of the development, which has been lodged with the ACT's planning authority, would add an additional 200 apartments to the retirement village, and is expected to be completed by early 2029.
Expressions of interest for stage two, as well as a showroom on Northbourne Avenue, have been open for about a year. Sales are expected to open within the next few weeks.
TP Dynamics, the developer behind the project, was also responsible for the nearby Dickson Village development, which included a new Coles and 140 build-to-rent apartments. The project was sold for $157.5 million in 2023.
More recently, the Canberra-based company has been focused on the construction of a new hotel in Garema Place, which is expected to open late this year.
The new retirement village will be called Sense Yowani, and is designed as a "five-star, resort-style community", according to the website.
The two buildings will be about halfway between Northbourne Avenue and Sullivans Creek, with buildings planned to be built in future stages of the development on all sides.
A mix of one-, two- and three-bedroom apartments will be available, and 345 parking spaces will be spread across two levels of basement parking.
Sense Retirement building development manager Matt O'Connor said there had been a significant amount of interest in the retirement village, with prospective buyers most excited about the location and lifestyle opportunities.

Newlyne will be the second TP Dynamics development with a focus on intergenerational living and ageing in place, after its G Plus development opened in April last year.
The Newlyne precinct project will be developed over three stages, and is expected to take between eight and 10 years.
The nine-hectare site stretches to the Barton Highway to the north, Northbourne Avenue to the east, Sullivans Creek to the west and the netball centre and Southwell Park sports precinct to the south.
A number of buildings in the precinct are either under construction or in the planning stages, including residential townhouses and apartments, and commercial and retail spaces.
The tallest buildings would be closest to Northbourne Avenue, while the townhouses would be nearest to Sullivans Creek.
Public comment on the proposed retirement village will close on Tuesday, June 30.
