Buildings at a Swansea business park are set to be demolished to make way for a new housing development. Swansea Council has asked for permission to carry out the change at the vacant location, off West Street, Gorseinon. The former park covers 2.8 acres and has four light industrial units which date back around 50 years. No tenants remain on the site.
It is classed as a brownfield site suitable for development, and is designated for housing on the Swansea local development plan. The council has undertaken detailed site investigations and has commissioned architect Gaunt Francis to produce a feasibility plan for a residential scheme on the site. An initial architect's plan includes 36 homes ranging from two-bed apartments to four-bed detached properties.
A public consultation ahead of the formal outline planning application being lodged garnered comments from residents of neighbouring properties, local councillors and Llwchwr Town Council, with notices displayed near the site. Get Swansea stories straight to your inbox with our newsletter.
The council engaged WPM Planning and Development Consultants to manage the planning application process and associated consultations. WPM say their suggested layout would benefit local biodiversity and offer a high quality residential environment with a high level of community safety.
A spokesman for Swansea Council, which owns the location, said: "We plan to demolish the site’s existing buildings. They all fell out of use in recent years. Once this process is complete we’ll look carefully at the future use of the site for new housing.” Swansea Council's planning department will now consider the application.
