Hundreds of apartments and a huge new hotel are set to be built as part of the ongoing project at Nottingham's Island Quarter. An 18-storey hotel with a further block of 9/10 storey apartments and a connecting atrium space would be built at the £650m development on the former Boots Island land if permission is granted at Nottingham City Council's planning committee on May 18.
The proposed next stage of development would include a 223-room hotel and roof terrace 247 build-to-rent apartments with a podium roof terrace and co-working office spaces. There would also be ground floor car and cycle parking and off-site highway improvements to Manvers Street.
The application site is located to the north of The Great Northern Close, with the Low Level Station (Virgin Active) and Great Northern Warehouse Grade II listed buildings to the south. Development of the Canal Turn part of the project, which is the restaurant and events space of the project, is well underway to the west of the site adjacent to the Nottingham Canal.

The 223-room hotel is to feature a mix of short and long-stay facilities. A typical level would have 20 bedrooms.
The proposed 247 build-to-rent apartment blocks would comprise 86 two-bed apartments, 154 one-bed apartments and seven studio apartments. The first floor would contain amenity spaces for residents including a resident’s lounge, yoga studio, screening room, kitchen, and library.
The application was previously placed on hold at the applicant’s request, for them to review the buildability and cost of plans, including input from the main contractor. The applicant has advised that this process has been a key influence in deriving the changes to the proposed development which were submitted in February.
A planning document, CPMG Architects on behalf of Conygar Nottingham Ltd, said: "Phase 1 is set to become the gateway from the city to the development, and vice-versa, creating an exciting a vibrant destination, initially focusing on F&B (Food & Beverage) uses, enhanced public realm and event space. Phase 1B would seethe establishment of a substantial mixed-use assemblage of buildings that introduce a 24-hour program of activities, 7 days a week.
"The key changes to the proposals externally are manifested in changes to the materiality of the hotel tower, the associated crown designs to both East and West Elevations and the brise soleil treatment of the atrium area following comments received from the LPA and Civic Society on the October 2021re-consultation information." The application has been recommended to be granted, and is awaiting a decision at the Nottingham City Council's planning committee on May 18.
