The UK rental market is busier than ever driven by a shortage of properties, rising rents and extreme competition. Average rent costs outside of London have now hit an all-time high of £1,126 per month which has risen by 11.8 per month compared to last year, according to Rightmove.
This increase in rent costs means that rents outside of London are rising at the highest annual rate Rightmove has ever recorded in 16 years, with prices now 19 per cent higher than when the pandemic started two years ago.
Rent costs in London have also continued to rise as the capital city reached a new record of £2,257 per calendar month in June 2022. Annual growth in rents in London is now at 15.8%, the fastest ever rate of any region.

Using data compiled by Home, MyLondon have now looked at rent costs in London, Manchester, Liverpool, Birmingham, Glasgow and Newcastle to see how the rental market compares.
Cost to rent in Manchester
In Manchester, average rent costs are still much cheaper than in London, but slightly more expensive than other UK cities.
The typical price of renting a one-bed flat is now £1105 per month, with a five-bed home now costing £2248 a month.
As for comparing Manchester with London, the difference is still huge. There's still a 76 per cent increase in the average cost of renting a one-bedroom property in the capital compared to the northern city.

Cost to rent in London
The rental market in London has been bonkers recently with prices significantly higher than Manchester.
The average cost of renting a one-bedroom property in the capital is now £2,641 per calendar month based on 5814 properties on the market.
This increases significantly the more bedrooms you have, which is unsurprising. Nevertheless, the average prices are staggering.
In fact, new data from Hamptons Estate Agents has suggested that rents in London are rising faster than anywhere else in the country, with rent prices between June 2021 and June 2022 rising by more than 12 per cent.

Cost to rent in Birmingham
The average cost of renting a one-bedroom property in Birmingham will set you back £923 per month, according to Home. This is lower than Manchester's £1,105 a month, but is still rather expensive.
What's more significant, however, is the difference in costs as you get towards the larger houses with more bedrooms,
In Manchester, the average cost of a five-bedroom property is £2,248 a month whereas in Birmingham you can rent a five-bed home for £1,874.
Cost to rent in Liverpool
Elsewhere in the north west, the cost of renting falls dramatically compared to the previous UK cities.
The cost of renting a one-bedroom property will cost you just £697. This is £408 cheaper than Manchester, £226 cheaper than Birmingham and £1764 cheaper than in London.
Renting a five-bedroom property in Liverpool, on average, will cost you less than a one-bedroom property in Manchester.
Cost to rent in Newcastle
Moving further north, the cost to rent a one-bed property in Newcastle is around £872 per month which is much cheaper than Manchester but dearer than Liverpool.
What's striking here is the small jumps between the different sized properties. You'll pay just an extra £123 for a two-bed rather than a one-bed in Newcastle - whereas in Manchester you'll pay an extra £429.
Cost to rent in Glasgow
As we move out of England and into Glasgow, Scotland, rent prices are fairly reasonable for a one-bed flat with an average cost of £741 per month.
However once moving up into larger properties, rent costs are much higher as a five-bed property would cost £5,500 a month compared to just £2,248 per month in Manchester.
