A huge Edinburgh warehouse, built in the 1950s, could be transformed into a plush new apart-hotel.
New plans have been revealed which would see The Warehouse, on Water Street, Leith, turned into dozens of apartments. The building is currently in use as a workshop, office and storage space, as well as historically being used as a whisky bond.
Water Street Propco Investment Ltd are suggesting the hotel be formed of 45 guest rooms, three of which would be accessible. The hotel would also span four floors and have both car parking and cycle lock-up facilities.

The planning statement reads: "The proposals are for the redevelopment of the site from a warehouse to a 45 bed apart-hotel. The development comprises the reconfiguration of the existing building to incorporate a single storey extension on the west elevation at ground floor level and as ingle storey upward extension.
"The development will function as a hotel with a 24/7 reception and guest facilities including amenity facilities such as a lounge. A new level access entrance is proposed on the southern corner of the building at Water Street close to the entrance of the courtyard area.
"This will lead out into a landscaped courtyard area which will provide amenity for guests along with secure, covered cycle parking and discretely covered bin stores."
The statement continues to say that the hotel will not provide any "major" food or drink offer as part of the development.
Apart-hotel's are emerging as a popular project across the city, combining serviced apartment living with the facilities of hotel, meaning guests are typically given their own kitchen facilities and a bigger room.
The location of the apart-hotel is expected to attract a vast quantity of visitors being just minutes away from the centre of Leith and close to the shore. The building also neighbours the historic Donaldson’s Warehouses, a former warehouse building converted into residential accommodation.
