A historic theatre and Fringe venue in the city centre has hit the market for a guide price of £3,000,000.
Rose Street Theatre which was originally built as a church in 1912 and converted into a wonderful arts space spanning five levels in 2018 is up for sale.

The beautiful B-listed building holds so much potential for a new space on Edinburgh's art scene and is located in the heart of the capital's New Town surrounded by bars and restaurants.
It features a basement theatre and bar, the ground floor foyer with a box office and theatre cafe, the first floor cabaret bar, a main theatre, and rehearsal spaces and dressing rooms on the third floor.
The theatre is currently owned and run by acclaimed international director and choreographer Peter Schaufuss who also owns Saint Stephens with the Ian McKellen Theatre and Ashton Hall.
Peter Schaufuss bought the Rose Theatre in 2016, and spend over £1million transforming it into a successful multi-stage venue.
It was used by Gilded Balloon for a number of years at the Edinburgh Fringe Festival and has been granted an alcohol licence to serve drinks till 3am at weekends.
The property is arranged over five levels including the basement, ground, first, second and third floors plus a self-contained caretakers flat with stunning uninterrupted views of the castle on the third floor.
