Hidden home that's 'easily missed' by passers-by for sale

A new home has been listed for sale in Wirral, that’s so secluded it’s described as being “easily passed by and missed.”

The four bedroom detached house sits on an elevated position and is hidden behind plenty of greenery, so it can’t be seen from a main road. It’s also tucked behind a gate down a cobbled drive that sits on the corner of Ingestre Road and Mill Hill, in Oxton.

Those purchasing the property will not only acquire New Place, a four bedroom house, but also the surrounding quarter of an acre. Within the grounds there’s also a building plot that has already had the foundations and services laid.

The current owners have had planning permission granted to build a unique circle house, of approximately 1,4000 square feet. With footings and services laid permission to develop remains, according to Brennan Ayre O’Neill estate agents.

This approved site therefore could allow for a three storey house with a south facing aspect and garden to be built. The whole plot is listed for sale for £650,000.

According to Rightmove’s sales data, properties in Oxton had an overall average price of £202,644 over the last year. Most of the sales during the last year were semi-detached properties, selling for an average price of £255,154.

Terraced properties sold for an average of £134,731, with flats fetching £123,133. Overall, sold prices in Oxton over the last year were 4% down on the previous year and 7% up on the 2020 peak of £189,442.

Despite the lack of sales data available for detached homes, current properties sold and under offer shine more light on the currency prices for similar homes. Within 0.5miles of New Place a home sold for £688,000 on Mount Pleasant and £775,000 on Reservoir Road North.

While the home and others surrounding it may look like a "period" homes, they were actually built in the late 1980s and early 1990s.

Images of the plot show that the main residence benefits from having views of the surrounding area and feature unique designs throughout. The home is spread across three floors, with the top floor housing all four bedrooms.

The main bedroom boasts an en-suite bathroom and walk in wardrobe. On the ground floor and lower ground floor there are a number of reception rooms and plenty of storage. The kitchen and dining room also has access to a separate utility room.

The rest of the plot is made up of mature gardens and greenery. Foundations for the dwelling are also found on the grounds.

The Brennan Ayre O’Neill listing reads: "New Place is an architecturally unique and intriguing property, a spacious and elegant home which comes for sale with a building plot within substantial grounds. The plot has foundations and services laid after planning permission was granted; New Place comprises one of three individual design homes accessed along a cobbled and gated drive.

"The detailed features and design of each give this group of houses their unique interest and appeal. They are all built from the same local yellow sandstone, salvaged from the conversion of the 'mother' house, West Ridge: formally a grand Victorian house, set in its own grounds."
