House Prices
Houses in Formby had an overall average price of £378,196 over the last year with the majority being semi-detached properties, selling for an average price of £298,042. Detached properties sold for an average of £570,613, with flats fetching £179,800.
Overall, sold prices in Formby over the last year were 7% up on the previous year and 17% up on the 2019 peak of £323,822. At the top end, Victoria Road had an overall average price of £1,783,333 over the last year.
Not surprising when you think of the host of Everton and Liverpool FC stars that have made the road their home over the years. Overall, sold prices in Victoria Road over the last year were 40% up on the previous year and 1% up on the 2016 peak of £1,758,333.
At the bottom end houses on Cheapside had an overall average price of £211,000 over the last year. The majority of sales in Cheapside during the last year were semi-detached properties, selling for an average price of £227,000. Terraced properties sold for an average of £195,000.
Overall, sold prices in Cheapside over the last year were 17% down on the previous year and 14% down on the 2018 peak of £244,500.

Pubs and restaurants
Four restaurants in Formby have a four-and-a-half star rating on Trip Advisor. Suaywhich is a pan-Asian restaurant, the Left Bank which serves a wide range of European food, Sorrento which serves classic Italian, and the newly opened Tibu which specialises in Japanese cuisine.
There is also a host of pubs and bars in the area with the Cross House pub which recently underwent a £800,000 refurbishment and Lux being rated four-star on Trip Advisor. However, if you feel like staying in there are five Indian restaurants dotted around the town so there is plenty of options to choose from.
Travel
Formby has excellent rail links to the rest of Liverpool and the two stations are Formby and Freshfield. On average it takes 25 minutes to get to Liverpool city centre. Or going in the other direction a trip to Southport will take around 15 minutes.
If you do not feel like walking around Formby there is a local bus route called the 'Formby Circular' that will take you across the town from 7am until 6.35pm.
Leisure
Formby is famous for its landscape with lush forests and serene beaches. The beach and the surrounding woodland are protected by the National Trust and are home to Europe’s best sand dune habitats, where many rare species, including Natterjack toads, thrive.
If you feel like going for a stroll you can also walk up to Hightown and along the beach in Crosby to visit the iconic Iron Men. If the beach does not pique your interest then Formby also has several world-class golf clubs.
Just over the bypass on Southport Old Road, you will find Formby Hall Golf Resort & Spa. However, if you don't like golf the resort also boasts a pool. gym and a number of restaurants.
