Greater Manchester's most sought-after postcodes revealed - does your area make the list?

When it comes to house hunting in Greater Manchester, there are certain areas that buyers are drawn to.

But due to house prices fluctuating and areas constantly being developed, the most in-demand places to live can often change very quickly.

New data from Purplebricks has now revealed the most popular postcodes across the region so far in 2022.

By looking at house viewing figures, the estate agent has complied a list of the five most sought-after areas to live this year.

They range all across Greater Manchester from Levenshulme to Worsley.

Here are the top five postcodes with the most viewings so far in 2022, using research from Purplebricks and average house price data from Rightmove.

1. M19

'Levenshulme has been the hotspot to buy in Manchester for the past few years' (Manchester Evening News)

The most popular postcode in Greater Manchester is currently M19 - which covers the areas of Levenshulme and Burnage.

Properties in M19 had an average house price of £240,455 over the last year, with the majority of sales being semi-detached homes.

House prices in M19 were by 9% on the previous year and 18% up on the 2019 peak of £204,369.

Gareth Yates, Purplebricks’ area director for Manchester, said: "Levenshulme has been the hotspot to buy in Manchester for the past few years, with buyers drawn to the emerging culture, period properties and evolving independent trade.

"Burnage has proven popular due to the proximity to Didsbury, the Heatons and Levenshulme.

"It has always offered a well priced alternative to these areas and is continuing to grow in popularity."

2. M40

'Miles Platting is extremely popular due to the proximity of Manchester City Centre' (STEVE ALLEN)

The second postcode area that is becoming a hotspot for house hunters is M40.

Covering Collyhurst, Miles Platting and Moston, properties in this postcode had an average house price of £164,932 over the last year.

The majority of sales in this area over the last year were semi-detached properties, selling for an average price of £179,210.

Terraced properties sold for an average of £141,968, with detached properties fetching £233,567.

Vikki Hattley, Purplebricks’ local property partner in Manchester, said: "Moston gives you great access to the M60 which will take you anywhere in Manchester and of course to the surrounding areas. Additionally, the public transport to the city is fantastic.

"Collyhurst and Miles Platting are extremely popular due to the proximity of Manchester City Centre.

"Platting has had lots of regeneration, has been re-branded to Platting Village and of course borders the famous Ancoats which makes this popular area great for the younger generation that want to have bars and restaurants within walking distance.

"Manchester City Centre is easily accessible from each corner of the M40 and this is ultimately what attracts buyers to this postcode."

3. M14

Latchmere Road, Fallowfield (Manchester Evening News)

M14 is the third most popular postcode with an increased number of house hunters viewing homes in the area.

Spanning Fallowfield, Moss Side and Ladybarn, house prices in this area average around £201,531.

Prices in M14 over the last year were 14% up on the previous year and 15% up on the 2019 peak of £174,908.

Gareth Yates said: "While this has always been seen as the investor capital for student homes, with the selective licensing coming into play, more first time buyers and young professionals are getting the chance to compete against investors and snap up cheaper properties.

"The suburb is definitely changing because of this which in turn is drawing more and more buyers to the area."

4. M16

Brentwood Street, Moss Side (Manchester Evening News)

Covering the Trafford areas of Firswood, Old Trafford, Whalley Range, the M16 is also proving to be a popular place to move to.

With an average price of £268,377 over the last year, the majority of sales in M16 during the last year were flats, selling for an average price of £162,269.

Semi-detached properties sold for an average of £362,952, with terraced properties priced around £268,891.

Gareth added: "Sat on the outskirts of Chorlton, Whalley Range has proven a cheaper alternative while being close enough to enjoy everything Chorlton has to offer.

"This shouldn't take away from the local community and hidden gems of Whalley Range such as the Nip and Tipple and Alexandra Park.

"It offers a range of properties for a mix of buyers such as one bed apartments to grand period properties with eight beds.

"Firewood and Old Trafford have a similar mix of properties but also add in a range of 1930s and 1950s semis as well, appealing to a further range of buyers."

5. M28

Worsley Village (Salford Advertiser)

M28 is the fifth most sought-after postcode on the list, covering the Salford areas of Worsley, Walkden and Boothstown.

Properties in M28 had an overall average price of £290,203 in the last year, up 15% up on the previous year and 21% up on the 2019 peak of £240,728.

Adam Geal, Purplebricks’ local property partner in Manchester said: "Worsley is a popular and leafy suburb on the edge of Salford known for its scenic walks along the historic Bridgewater Canal and the 85 acre Worsley Woods whilst also offering a number of superb drinking and dining spots.

"An affluent and picturesque little village located in North Manchester, it is often a popular alternative to the more expensive South Manchester/Cheshire postcodes and has been the home to a number of footballers and celebrities over the years (Ryan Giggs and the Beckhams to name a few).

"Walkden offers a very cost effective option for first time buyers and investors alike with good commuter links whilst going south of the East Lancashire Road takes you to Boothstown and around Worsley Woods where the location, style and size of properties mean they're even more desirable and prices are higher."
