Greater Manchester's cheapest areas to live where house prices are the most affordable

House prices are still relatively high all across Greater Manchester as the average cost of a home continues to soar. Despite talk of prices starting to decline, demand is still outweighing supply which makes it more difficult to find a reasonably priced home.

Properties in Greater Manchester had an overall average price of £251,168 over the last year, which was 13 percent higher than the peak in 2020. But despite the upwards trend luckily there are certain parts of the region where you can expect to buy a home for much less than the average.

On the lower end of the local property market, in the boroughs of Bolton, Oldham, Rochdale and Wigan, there are certain areas where you houses are priced much more affordably. On the contrary, the boroughs of Trafford, Bury and Stockport are much more expensive and you are less likely to find a bargain here.

Using the most up-to-date house price data from HM Land Registry, we have listed the cheapest areas across Greater Manchester where houses often sell for much less than £200,000.

Bolton

Bolton is one of Greater Manchester's cheapest boroughs to buy a home, therefore it is no surprise that there are several affordable areas here.

The cheapest part of Bolton is Farnworth with an average house price of £154,729. There are also cheap house prices in Blackrod, which average around £184,067, followed closely by by Heaton, Kearsley and Little Lever.

Manchester

As the region's largest borough, there are a fair few areas in Manchester where you are likely to find a low-cost house.

Harpurhey is not only the cheapest part of the borough, but it is also the most affordable area to buy a home across the whole of Greater Manchester, with the average house price just £125,939.

Newton Heath and Openshaw are both considered cheap areas with house prices around £171,000.

Other low-priced areas to buy a home include Gorton, Moss Side, Moston and Longsight where house prices range between £182,000 and £198,000.

Oldham

Oldham is also typically known as one of the region's more affordable boroughs.

Hollinwood is the cheapest area to buy a home, with an average house price of £153,963, followed by Chadderton where homes average at £189,559 and Lees where properties cost around £192,054.

Rochdale

There are four areas in Rochdale where house prices are below £200,000.

The most affordable part of the borough is Castleton with an average house price of £172,856.

Other cheap areas are Newhey, Milnrow and Heywood with prices ranging between £188,000 and £193,000.

Salford

The city of Salford has two areas where house prices are considered to be affordable.

The cheapest part of the borough is Little Hulton, where the average home cost around £173,897.

You can also buy a cheap home in Salford Quays, which has an average house price of £179,814.

Ashton-under-Lyne is the cheapest area of Tameside (Adam Vaughan)

Tameside

Ashton-under-Lyne is the only area in Tameside where houses cost below £200,000.

The average house price in the market town is £188,776 which is much more affordable than most.

Trafford

Trafford is known to be Greater Manchester's most expensive borough, therefore you wouldn't expect to buy a cheap home in the borough.

However in the town of Partington you might be able to find a bargain, as the average cost of a home is £184,210.

Wigan

The cheapest borough in the region is Wigan, and there are a bunch of areas here where you can expect to find bargain homes.

The most affordable area is Ince with an average house price of just £130,709.

Homes are priced much less than the average in Platt Bridge, Pemberton, Ashton-in-Makerfield and Abram, where prices range between £147,000 and £170,000.

House prices in Leigh, Hindley, Atherton, Aspull and Orrell cost between £170,000 and £199,300.
