'Golden opportunity' in Mapperley housing plan that could bring 'something special'

Plans for a new housing development could be a 'golden opportunity' to bring 'something special' in the Gedling borough. A planning application was submitted for around eight homes and dozens of flats on vacant land next to the Pepperpots site in Mapperley Plains, Mapperley, back in 2021, with a decision on the plans due to be made by Gedling Borough Council in the next few months.

The site has been vacant for a number of years but was formerly the home of Gedling Colliery.

It was previously reported the homes, if given planning approval, would be built on a section of grassland which runs parallel to Mapperley Plains and would be situated on both sides of the new Gedling Access Road (GAR) junction.

Plans were initially put forward before the Gedling Access Road had been completed and, now that the road is in operation, there are hopes among local residents that the plans can go ahead. The proposal sets out to build eight detached homes and three apartment buildings - to include 29 flats - as well as 42 car parking spaces. Residents are enthusiastic about the potential for new homes in the area.

Retired Graham Newton, 63, who lives nearby, said: "I think it's a golden opportunity to do something special with the space. If they're building homes there then great because I'm sure they will be nice homes.

"There'd have to be if they're going to be built there, it's a lovely area. People will be moving into a really nice place. I think Mapperley is sort of a go-to place now - it's become that recently. Well, certainly over the last decade or so.

"I wouldn't mind seeing something a little bit different being built. But it's not like we need a big supermarket or any more new pubs or bars.

"We've got plenty. But the land's been there for a while, there's a lot of promise to it, hopefully they can just get to it soon."

Technician Lewis Sweeney, 48, said: "I'd heard about plans [for the site] about a year ago but it's not been done yet. I think maybe there was a wait until the access road was finished.

"Well we need homes. There are a few developments going on at the moment so that probably means that the area is attracting people.

"Hopefully it's the right kind of people. You worry a bit about whether we're building too many houses, though.

"For a long time I don't remember there being many new developments at all and now you read about them all at once. You don't want too many people cramming an area."

Part of the design and access statement, which laid out detailed plans for the development, states a new junction along Plains Road - created by the Gedling Access Road, renamed Colliery Way - will divide the site into two distinct land parcels.

Resident James Penrosel, 43, said: "I have no problem with it. I don't know what it will add to the area, though.

"It sounds selfish but you do wonder how it will make a difference. I'm not sure it will do anything and sometimes, when you've got an area like that, you want something fresh and exciting."

A spokesperson for Gedling Borough Council said: "An application to build 8 detached homes and three apartment buildings (which include 29 flats) has been received by the council for land next to Pepperpots, Mapperley Plains. Updated plans for the site have been submitted and consultation is being undertaken with local residents and partners to give their feedback on the proposals.

"A decision is due to be made by the council’s Planning Committee in the next few months."

Killarney Homes Limited have been named as developers for the site.

A previous version of this article reported that the Pepperpots site had been vacant for a number of years, and was the site to be redeveloped. In fact, the redevelopment relates to a vacant area of land next to the Pepperpots site which is subject to planning permission.
