Former Grimsby school site brought to market with nearly 300 homes planned

Land for almost 300 homes in Grimsby is being brought to market.

The former Western School site has been released to tender by North East Lincolnshire Council, with outline planning permission granted last year. Major highway works have also been completed, with spine road and utilities, as well as the overhaul of a key gateway junction that had been identified as a traffic pinch point.

The 22.9 acre site is eyed for one to four-bed houses, with affordable and retirement homes included. It is bordered by Cambridge Road, Little Coates Road, and housing on Sherwood Road and Carnforth Crescent, with Grange Primary School and Cambridge Park Academy completing its framing.

In a separate arrangement the local authority will also provide an extra care facility on the site, which sits close to Grimsby Golf Club, Humber Royal Hotel and an Aldi superstore.

Councillor Philip Jackson, leader of North East Lincolnshire Council, said: “I’m really pleased to see this brownfield housing development progressing now. We know we need more housing, particularly starter houses and ones pre-adapted for our older population, in the borough. We have to get the balance right to meet the needs of our residents.”

One of the main features of the Grimsby site is a planned sustainable drainage system. It received funding from Homes England and the Accelerated Construction Fund, to provide enabling works, including the consents and civils infrastructure.

The procurement process is a two-stage one, where interested developers can submit a selection questionnaire initially - with a deadline of Tuesday, September 13. Selected developers will then take part in a competitive dialogue, followed by an invitation to submit formal tenders to develop out the site. It is expected that work could begin on the site as early as 2023.

Across the borough, a tender process has recently closed for part of the former Matthew Humberstone school field in Cleethorpes, deemed surplus when it was redeveloped as a primary school. Final and best offers are just being worked through ahead of a tender report submission. Both are being handled by property consultancy Montagu Evans.
