Former Edinburgh community gym torn down to make way for student flats

Demolition has begun on a former community gym and wellness centre on Leith Walk.

Following controversial proposals for new student accommodation being granted on the site, the former warehouse is now being taken down to make for the housing development.

The warehouse was used as a community gym and wellness centre, Projekt 42, and its sign can still be seen on the side of the building.

According to proposals, there will be building and construction of flats including affordable and student accommodation with a ground floor commercial unit and associated infrastructure, landscaping, and reworking of the existing car park.

There will be six-storey block to house 230 students, with three commercial units on the ground floor, two five-storey blocks, one with 27 affordable flats and the other with 27 build-to-rent flats.

The plans came under fire with 172 public objections from neighbours who were concerned about environmental issues such as the amount of natural light the building would block to neighbouring homes and the increase in population to Leith.

One member of the public wrote: "This site has previously been proposed for building and was supposed to be mainly residential properties.

"However, it now includes a large amount of student accommodation which is not in keeping with the rest of the environment and will add nothing to the extremely well-populated areas of Leith. The structure is also planned to be too high - again against the original plans. Light will be blocked from nearby homes and the structure itself will look unsightly in the surrounding buildings."

However, as Edinburgh Live previously reported, Tory Councillor Jo Mowat described it as "quite a solid application".

She said: "It is really difficult to develop sites in densely populated areas, this is a large piece of what is a lot of car parking and an empty warehouse at the moment.

"You will always get a lot fewer traditional residential properties that you will get student bed spaces simply because of what we ask developers to put in for amenity reasons."
