Flexible workspace provider x+why signs major deal for space at city centre landmark

A flexible workspace provider has signed up to take more than 28,000 sq ft of space at 100 Embankment in Salford.

x+why has entered into an agreement with Salford City Council to let 28,622 sq ft across the ground and first floor.

This will be the company's first workspace location in the North, joining its seven other sites in London and Birmingham.

100 Embankment is a 166,000 sq. ft, nine-storey office building which was delivered by Ask Real Estate, Richardson and Tristan Capital, in a joint venture with Salford City Council.

Jamie Hills, development director at Ask Real Estate, said: "x+why is a superb operator whose values and strong brand are a great fit with Embankment and their offer will really enhance the building and support a community for all future occupiers.

"We are proud to welcome them to the Greengate neighbourhood which has benefitted from significant investment and regeneration in recent years.

"Flexible workspace operators are thriving alongside more traditional occupiers as businesses, both large and small, are looking for increased collaboration and the flexibility to expand and contract as circumstances change."

Rupert Dean from x+why added: "We chose 100 Embankment because it’s in a great location and has a wealth of amenities right on the doorstep for our members.

The fit out is due to be completed and the flexible workspace open to occupiers from the autumn.

"Their excellent green credentials and accreditation as a certified B Corp are very much in line with our own sustainability targets for the City and I’m sure will also be welcomed by future occupiers of the building."

Cushman & Wakefield and CBRE advised on the letting.
