Dozens of new apartments could be built in two new blocks close to the Leeds-Liverpool canal.
Proposals have been submitted to Liverpool Council to construct 70 new flats on land between Commercial Road and Tobacco Wharf in Kirkdale. The site, which was previously occupied by a warehouse until it was demolished more than 30 years ago, is a vacant square piece of land sited to the west of Commercial Road.
Plans put forward by applicant Elavace Estates Number 3 Ltd seek to redevelop the land to provide two new blocks four and six storeys high with dozens of new apartments. The development would face onto the canal with a shared amenity area.

The site is described as relatively flat but drops down steeply to the west where it abuts the canal. Access to parking is from the north of the site, off Commercial Road, and will be sited within an undercroft surface car park with 70 spaces where cycle storage is also proposed.
Landscaping is proposed along the canal side edge, as well as within the internally raised deck area. A number of letters have been raised in objection to the plans, including concerns around parking and increased traffic around Commercial Road.
Loss of sunlight around Tobacco Wharf was also raised as a concern by respondents to the consultation on the plans. A Liverpool Council planning officer’s report said: “It is acknowledged that the proposed building (both structures) as sited to the south of Tobacco Wharf, and as such there will be some impact in this respect.
“However, given the separation distances provided, and the linear form of the proposed buildings, any loss of sunlight would not be significant. This is further mitigated by the provision of the deck area and generous separation distances between the two proposed blocks, which would allow sunlight to penetrate through in the afternoon period.”
The plans have been recommended for approval by officers when Liverpool Council’s planning committee meets at the Town Hall next week.
