TWO penthouses in a luxury development in Newcastle East have officially hit the market.
The penthouses, Sand and Dune, are listed for sale three weeks after Sydney property developer WINIM unveiled its Parnell House development which also includes a 46-room boutique hotel.
The penthouses are listed with a guide of $9.5 million to $12.5 million with Colliers Residential director Ian Bennett.
Mr Bennett has received multiple enquiries since the launch, including a high level of interest from buyers in Newcastle.
He also anticipates interest from the Sydney market.
"We have quite a few people that we are talking to and a lot of it is local," Mr Bennett said.
"We have gone into our databases in Sydney with some of our high-end projects, so we could get a purchaser out of Sydney, but most of it has been local."
A display suite will be available to view at the Colliers office in Honeysuckle in the coming weeks.
The two penthouses occupy the entire rooftop of the property at 21 Parnell Place which Sydney-based developer WINIM paid $13.75 million for in 2021.
Combining hotel, retail and residential, the development is positioned at the 1106 square metre site of the Newcastle Beach Hotel.
The north facing penthouse, Sand, is the largest of the two with a floorplan of 417 square metres and views toward Nobbys headland.
"The views for the northern penthouse will be all the way to Fort Scratchley and across to Stockton and all the way up to Birubi Beach and beyond," he said.
"From a north-west perspective, you look over the harbour, the loading docks and over the CBD as well, so it has impressive views."
The second penthouse, Sand, on the south end of the development spans 304 square metres.
Both include three bedrooms, three bathrooms, a study and a mineral plunge pool.
A design to define coastal living
New images of the penthouses show the high-end interior details.
Renders of the property include a look inside the kitchen, bathrooms, bedrooms and living areas of the development which was conceived by WIMIM in collaboration with SDA Architects and MXM Design.
Marie Daaboul, director at MXM Design, oversaw the interior design of the two penthouses.
"The brief was really to redefine coastal living," Ms Daaboul said.
"They wanted a luxurious offering which would appeal to a high-end market, so this sets the bar for that kind of living."
Each home will includes high-end finishes and hand-crafted statement pieces, including Venetian plaster and crazy pave natural stone flooring.
"Something like this really hasn't been done in Newcastle at that level," Mr Bennett said.
"Even compared with some of the high-end property we sell in Sydney, this development is equal to or better than that.
"MXM created the interior finishes and it is very impressive."
Ms Daaboul said the concept for the project was to link the surrounding landscape into the interiors with hues of green and blush pink.
The kitchens have cantilever island benches with built-in champagne ice buckets.
There's also integrated European appliances, a wine fridge, a butler's pantry and rangehood finished in Venetian plaster and natural stone.
"The kitchens are really the focus point within each of the penthouses, so we really wanted them to be like an art piece in the space," she said.
"The island benches are quite bespoke and the concept is formed around the ocean tide, so all of those organic forms and also incorporating all of the hues from the natural surrounding landscape."
The bathrooms are designed to create the feel of a sanctuary with crazy pave natural stone floors and a built-in bath with a plinth to step up into the tub in penthouse one.
"It has a double shower and an integrated curved stone vanity," she said.
"Penthouse two has a customised vanity and you walk through the shower into an internal courtyard with a bath.
"It's a bit of an oasis."
Venetian plaster will be used on the walls in the main living spaces, the master bedrooms, the powder rooms and master ensuites.
"It has a really subtle texture and it helps to reflect the light to create a really beautiful feeling when you're in the space," she said.
Both penthouses have expansive entertaining space, including outdoors with a covered outdoor kitchen, dining terrace and sun deck with a plunge pool.
"It is definitely all about entertaining," she said.
EVT, which manages 80 hotels and 12,000 rooms across Asia Pacific, with brands such as QT, Rydges, Atura, LyLo and the Independent Collection by EVT, is appointed as the boutique hotel's operator.
