Refreshed plans to turn a fire-hit former hotel site near Glasgow Green into flats have been given the go-ahead.
The developer, Lar Housing Trust, is in the process of delivering 45 homes at the old Inn on the Green hotel on Greenhead Street.
Earlier plans were approved in late 2021 and early 2022 to demolish the B-listed building in Bridgeton, while retaining the façade, and build an extension.
However, a new application added that a demolition contractor had “serious doubts regarding the structural stability of the existing building in enacting the façade retention works”.
This has resulted in a change of approach, and listed building consent has been granted by council planners. A non-material variation to the planning application was also submitted.
Documents submitted with the application state the “primary difference” between the applications is “the existing building is to be retained and refurbished, whereas the prior consent allowed for a façade retention scheme only”.
Plans also stated all “irreparable and fire damaged internal finishes” have been removed, with floors replaced throughout as well as the roof. External walls in the existing building are being retained and refurbished.
“The proposed use and intention remains the same as that contained within the approved applications: a new extension to the existing building to provide residential flatted accommodation,” they added.
New timber-framed double glazed windows and doors will be installed to the primary façade on Greenhead Street.
Fire crews reported a blaze in 2014, which destroyed the roof of the Greenhead Street building, was started deliberately. The property had been empty since the hotel closed in 2006.
Lar Housing Trust, a charitable organisation, intends to provide homes at mid-market rent, which is available to households on low to moderate incomes.
They are usually cheaper than private rent but more expensive than social housing.
