Experts explain why Boxing Day is the best time to sell your home - with tips on listing

Christmas time may feel like a bad time to be making any big life decisions. It feels like life pauses, and many just want to be at home and enjoy time with family.

But if you're holding off on selling your home, it turns out you could be making a big mistake.

From Boxing Day until New Year, you may have a better chance at selling your home compared to any other time of the year.

In 2021, Rightmove received just over 3 million visits to its website on Boxing Day, increasing 21% on the previous year.

The property selling platform had its busiest ever period between Boxing Day and New Year last year, with both buyers and sellers making it their resolution to move.

So why exactly does this surge occur? The Mirror reached out to various property experts who offered their views – as well as tips on how to make your home more sellable.

Gindy Mathoon, founder and senior broker at Create Finance told us: "One reason to explain why properties are likely put on the market on Boxing Day is probably due to immediate aftermath of homeowners realising how much they have spent on the lead up until Christmas Day and also them wanting to reset their finances going into the new year."

Mark Bailey, director for the property specialists, Landwood Group, added: "The sheer amount of people who are at home and probably quite bored following all the festive celebrations of Christmas Day, as well as the general desire for change and new opportunity that the start of a new year brings, all contribute to a spike in people looking for properties, meaning that you're getting the biggest market of potential buyers.

"This combined with the fact that listing your property can help to push it to the top of the listings on sites like Rightmove means that Boxing Day really is a bumper time to give yourself the gift of a successful sale."

If you're one of those looking to sell your home this festive season, there are ways to make yourself stand out from all the other Boxing Day listings.

According to Terry Fisher of webuyanyhome.com, you'll have better luck at a quick sale if you list your home at a reasonable price in a presentable condition.

That doesn't mean you have to spend a fortune on giving your home a top-to-bottom makeover, but it won't hurt to give the walls a lick of neutral paint.

Terry added: "It's also important to declutter, especially if you have festive ornaments and new toys lying around. To make your home appealing to buyers, it's a good idea to let them imagine themselves living there, which is much easier if they can put their own stamp on the place."
