The property was previously marketed as an 'entire townhouse for sale' by Orinsen Commercial Property agents.
They said the building, which is on the junction of Queensferry Street Lane; "comprises an entire Grade B listed townhouse of stone and slate construction, arranged over four levels.
"The attractive property retains many of its original quality period features. In addition there are two car spaces to the rear of the building.
"The property benefits from a main entrance and two separate entrances at lower ground level with potential for securing split access for multiple tenants."
The plans, submitted to Edinburgh City Council on behalf of Archibald Mackay Hospitality Limited, don't state an operator for the potential hotel, but include drawings and CGI images of how the conversion would look.
