Edinburgh property: Jaw-dropping flat with stunning views in former art deco cinema hits market

A luxurious two-bed apartment found in an old 1930s cinema in Leith has hit the market.

While the interior has been refurbished and offers a contemporary style, the apartment is on the first floor of a striking former 1930s Art Deco cinema on the bank of the Water of Leith.

State Cinema in Leith first opened in 1938 before it was turned into a bingo hall in the 70s and then a nightclub in the early 00s. By 2020, it has been transformed into flats.

Situated on Great Junction Street in Leith, the new owners can enjoy the bright open spaces of the apartment while looking over the river from the balcony where chairs and a small table can fit.

Along with that, there is also a shared roof terrace 'boasting stunning uninterrupted views across the city skyline to Edinburgh Castle and Arthur’s Seat', as the estate agents point out.

For offers over £349,995, the property boasts a spacious living/dining room with large patio doors that allow in lots of light and opens up onto the first balcony. There are also two south facing bedrooms with one offering its own balcony while the bathroom is complete with a three-piece white suite with a shower over the bath.

Throughout the property there is plenty of storage and externally, there is a private parking space with EV charging point located within a secure car park, a communal bike store

The advert by Connor Malcolm on Rightmove also adds: "Be minutes from Leith’s iconic Shore and a superb choice of award-winning eateries and amenities. Offering an excellent opportunity for an individual, couple or as a pied-a-terre, this fabulous apartment provides sophisticated and high-spec interior in state-of-the art living and enjoys sociable open-plan living enhanced by many eye-catching finishing touches and effortlessly stylish decor throughout.

"Where urban meets suburban, the property is ideally located to put you just moments from Edinburgh city centre, and with green spaces and cycle routes within proximity, life couldn't be easier. Entered under a stunning picture house canopy via a secure video entry system into a sensitively restored entrance foyer with lift access to all floors and an attractive south-facing residents’ courtyard."

The building has seen a lot of changes over the decades, first opening in 1938 as part of a larger development that consisted of shops, two billiard halls and a skittle alley, and showed everything from newsreels to blockbuster hits like The Lone Ranger in the screening room that dominated the back part of the building.

After the cinema closed in 1972, a Mecca Bingo hall took over until the early 00s when it it became the infamous Babylon nightclub.
