Edinburgh Festival Fringe: Hotels that are top rated and best value according to TripAdvisor

Anybody who lives in Edinburgh, or who has visited for the Edinburgh Festival Fringe, will know that accommodation prices skyrocket during the month of August.

With hundreds of thousands of tourists flocking to the Scottish capital throughout the month, it can be very hard to find somewhere to stay. It can be even harder to find somewhere affordable.

Given the hundreds of hotels, hostels, and other types of accommodation scattered throughout the city, it can be overwhelming to know where to even start looking. To help you find somewhere to stay, Edinburgh Live took to TripAdvisor.

The travel website has listed both the top rated hotels in the city, and the best value hotels. The former consists of mostly luxury accommodation that comes with a hefty price tag, while the latter includes some considerably more affordable options.

To help you decide, we have included both. According to TripAdvisor, here are the top rated and best value hotels to stay at during the Edinburgh Festival Fringe.

5. 24 Royal Terrace

Rating: 4.5/5

Located on one of Edinburgh’s most iconic Georgian terraces, you couldn't ask for a better place to stay. 24 Royal Terrace is a 16-bedroom hotel that backs onto the Royal Gardens of Holyrood Palace and Calton Hill — offering commanding views across to the Firth of Forth. All bedrooms feature en-suite Shower Rooms and our two Feature Deluxe rooms boast luxurious cast iron baths in the bedroom.

What one visitor said: "Fabulously comfortable room. Every member of the staff treated us as if we were family! In fact, it felt exactly as if we were at a family's home and not a hotel. They were incredibly helpful with directions, dinner options, sightseeing options, taxi arrangements. Having evening drinks in the bar was a tremendously fun way to unwind. I would stay here again in a heartbeat!"

4. Hotel Ceilidh-Donia

Offering gorgeous rooms and a great range of facilities at very reasonable prices, the Hotel Ceilidh-Donia is fantastic value for money. All of its seventeen beautifully decorated and comfortable rooms come with modern en-suites, as well as TVs, DVDs, telephones, tea and coffee making facilities, hair dryers and broadband internet connection.

What one visitor said: "This is a lovely hotel with excellent, friendly service and a great breakfast. It’s a good location for accessing the key sights in Edinburgh. It’s a short walk to Holyrood Park and about a 25 minute walk into the centre. Highly recommend this hotel."

3. The Lane Boutique Hotel

Many of the original features from the building — originally built in 1871 — remain intact, meaning it is bursting with historical charm.

What one visitor said: "Well situated in Morningside within an easy 40 minute walk to the Royal Mile. Lots of good eateries and coffee bars close at hand including the adjacent and excellent Canny Man's pub. Well decorated and clean room with very comfortable bed. Highly recommended.

What one visitor said: "We love The Raeburn. The rooms are large and stylishly decorated and have large comfy beds. The bathroom had a large shower and the complimentary toiletries were lovely. Breakfast was superb. A big thank you to the staff, they were all pleasant and made us feel really welcome. We've stayed before and would always make this our go to place in Edinburgh."

What one visitor said: "My family all stayed there for a night to celebrate my son's 30th birthday. Everything was first class from the minute we arrived. The receptionist was so friendly, the rooms were a total delight and small touches like the chocolates with a hand-written note made it even more special. The bed was so comfortable and the toiletries in the bathroom were just a delight. We had dinner in the evening and it was fantastic just exceptional, all served by the most friendly, efficient staff. The breakfast next day was the same. All in all a wonderful, memorable experience."

5. Ten Hill Place Hotel

What one visitor said: "Excellent weekend stay!! Stating in room 411 which is one if the bigger rooms. Great size, has all you need in the rooms. The only thing that would make it perfect is if there was a fridge. Very comfortable beds and pillows. Lots of channels on the TV. Great shower. Ran out if toilet roll but the receptionist came up with some straight away for us. Very helpful and friendly staff. Would stay here again. Very central to all sight seeing places. Lots of eateries near by and lots of drinking places too."

3. hub by Premier Inn Edinburgh Haymarket hotel

The second of the two hub by Premier Inn hotels on this list, the one at Haymarket offers both historical architecture and modern amenities. While its location may be a bit less convenient if you want to be where all the action is, it could be perfect for those wanting to stay somewhere slightly quieter as the centre of town can get very loud at night during the festivals.

What one visitor said: "Stayed here for 5 days. Very nice hotel for a great price. The rooms are small but very clean and was perfect for us as we were out all day in the city and really only there to sleep. The staff were all very friendly and helpful and when our room got missed for cleaning one day, they cleaned it the next and left a nice little note and bar of chocolate for being late, I thought that was very nice, I was pleasantly surprised. It was also in a great location. Would definitely stay here again and recommend to anyone."
