Edinburgh Council give green light for Fopp record store to be turned into new cocktail bar

Approval has been granted to transform 7-15 Rose Street from a record store into a new restaurant and bar.

In place of the Fopp Music store, there will soon be a restaurant, café and cocktail bar called Mojo, which is a chain operated by Voodoo Doll LTD. Mojo has other successful locations across cities in the north of England.

Watts Planning submitted the planning application to change the building’s use from Class 1 retail to Class 3 mixed food and drink on behalf of Voodoo Doll LTD in March, and Edinburgh City Council approved the application last week.

The planning application said Mojo will provide day-time, evening and late-night/early hours opening (11:00 – 02:00), and the space will predominantly taken up by customer seating and vertical drinking areas.

Drawings submitted with the application show plans to have dining and drinking space across both ground and first floor, with the kitchen serving the likes of pizza, wraps and sandwiches.

The proposal continues: "The Applicant has successfully run and managed Mojo bars in Leeds, Manchester, Liverpool, Nottingham, Sheffield and Harrogate, with the proposed site offering an ideal opportunity to further expand the business in Edinburgh.

"It is considered that the proposed use of this retail unit as a mixed restaurant, café and cocktail bar will positively contribute to character and vitality of Edinburgh city centre in accordance with the national planning guidance and adopted Development Plan policy.

In the council’s report of handling response, the council said only one public response was received from The Architectural Heritage Society of Scotland protesting the application.

The society clarified that the building is B-listed, and wished for further details to be provided. However, the council claimed they were “non-material considerations”

Mojo and Voodoo Doll LTD must submit a notice of initiation before they can formerly begin development, and work must begin within the next three years. However, no other conditions were placed upon the planning requests.

More information about the plans are available on the council’s planning portal here.
