Plans for a new 48-storey apartment tower in Birmingham city centre have been revealed. The project would see 462 apartments for rent only built at 2 Snowhill Plaza, in Snow Hill Queensway, alongside new public realm, ground-floor commercial space and on-site amenities for residents.
A team of residential developer Hub and pan-European real estate investment manager Mark announced in January they had acquired the site which is currently occupied by a derelict commercial building next to the Holiday Inn Express hotel and opposite the new Three Snowhill office block.
The proposed scheme has been designed by London architecture practice Metropolitan Workshop and a planning application has now been lodged with the city council.
Brad Burridge, senior development manager at Hub, said: "We are really pleased to have submitted plans for our second project in Birmingham which, if approved, would provide hundreds of design-led homes within a striking landmark building as well as new green space, opening up this key part of central Birmingham.
"Our aim is for 2 Snow Hill Plaza to provide high-quality homes in the midst of one of Birmingham's busiest commercial districts, giving residents easy access to all that the city has to offer."
Nick Kemp, senior architect at Metropolitan Workshop, added: "Our team took their inspiration from Birmingham's bold post-war architectural heritage. The proposed building would create a valuable new pedestrian connection between Snow Hill and Weaman Street.
"Our design distributes the internal and external amenity spaces across four different levels of the building to provide residents with easy access to a wide variety of communal functions."
This is the first time Hub and Mark, both of which are based in London, have partnered together on a project.
Hub is also leading a huge mixed-use scheme in the Digbeth district of Birmingham to create 1,250 canalside homes, 950 student apartments and a public square on the National Express bus depot for which it won consent in late 2020.
2 Snow Hill Plaza is the latest in a long line of tall residential projects in Birmingham city centre, including The Bank and The Mercian, both in Broad Street and reaching 33 and 42 storeys respectively, and the 21-storey canalside Snow Hill Wharf which is nearing completion in the Gun Quarter.
Other schemes either consented or under construction include the 39-storey Great Charles Square on Ludgate Hill Car Park, 51-storey One Eastside in Jennens Road and the next phase of Exchange Square at the old Masshouse Circus site where work on a Premier Inn hotel and 37-storey residential tower is well under way.
