Central Pattana Plc (CPN) plans to open Central Northville in Nonthaburi province on July 3, touting an investment budget of 4.5 billion baht.
The company began demolishing Central Rattanathibet in May 2024 and has transformed the site into the new mall.
CPN is positioning the project as "The New District of North Bangkok", covering more than 59 rai with a total gross building area of 210,000 square metres.
The project includes plans for a residential condo development in 2027, which is not included in the 4.5-billion-baht investment budget.
Nattakit Tangpoonsinthana, chief marketing officer for CPN, said Nonthaburi has the second-highest population density for a province after Bangkok.
The gross provincial product for Nonthaburi ranks eighth at 405 billion baht annually, with an average per person income of 213,992 baht per year. Key economic drivers include the retail, manufacturing and healthcare sectors.
The company operates four shopping malls in Nonthaburi: Central Westgate, Central Chaengwattana, Central Westville and Central Rattanathibet, which is making way for Central Northville.
The new project is located near the MRT Purple Line's Yaek Nonthaburi station and offers connectivity to the MRT Pink Line at Nonthaburi Civic Centre Station.
The project is situated near Tiwanon Road, Ngamwongwan Road and M81 Bang Yai-Kanchanaburi Motorway, which begins at the Bang Yai Interchange, the intersection of Rattanathibet Road and Kanchanaphisek Road (Western Outer Ring Road).
The M81 will help attract customers from other provinces such as Kanchanaburi and Nakhon Pathom, according to Wuttikiat Techamongklapiwat, chief operating officer of CPN.
There are more than 125 residential projects in the catchment area, with over 55% positioned in the high-end to luxury segments, according to the company.
The area is home to 136 leading educational institutions and international schools, 18 hospitals and more than 15 government agencies such as the Public Health Ministry, Commerce Ministry and the Government Lottery Office.
Central Northville is developed under a biophilic design concept, integrating nature with urban living to elevate the quality of life. The company introduces Thailand's first fully biophilic indoor garden, according to Juthatham Chirathivat, head of business & design development at CPN.
Highlights include the Urban Oasis Façade, a style that seamlessly integrates elements of nature, water, sunlight and urban life. Green spaces with real trees and water features help create a microclimate to reduce the temperature around the building.
