Completely unfinished Hampstead penthouse with no flooring, ceilings or plastering on market for £5.2m

A vast penthouse apartment in north London is on sale for £5.2 million – despite having no ceilings, flooring or finishings.

The bare-bones apartment overlooking Hampstead Heath is being marketed as a ‘blank canvas’, and a rare opportunity for a buyer to put their stamp on the 3,526 ft space.

The penthouse is on top of the gated block Mount Tyndal on leafy Spaniard’s Road, an exclusive street next to the heath, where the average house price is over £3.3 million.

The property is so big it could be turned into a three or four bed home with four separate roof terraces, and has a huge reception area with 4.2 metre high ceilings.

The large balconies boast views over Hampstead Heath and towards Kenwood House.

Buyers will have a huge project on their hands, with the apartment currently stripped right back to its shell and substantial renovation costs needed to turn the flat back into a habitable home.

However according to Jeremy Karpel, director at agents TK International, those with the cash to do it up could see a finished property worth anything between £8 and 9 million.

“This Hampstead flat is an opportunity to own one of London’s finite penthouses,” he added.

The flat was originally part of one even bigger apartment, which had been created by cobbling two properties together resulting in a maze-like layout.

Its most recent owner, a couple in their sixties, bought the property five years ago and stripped it back before deciding it would be too large for their needs.

It was then divided into two flats, with the smaller one on the west side of the block selling recently for over £2 million.

This flat was then fully remodelled and is now occupied.

The only thing which might put off some Heath lovers, is the block’s no dog policy.

Other London properties are also being sold in ‘shell’ form, such as a pair of Grade I-listed homes overlooking Regent’s Park currently on the market for £25 million.

The huge home has planning permission for a total transformation into a 9,213 sq ft home — more than nine times the size of the average property in England and Wales.
