CHISHOLM hit a new suburb record this week with a sale just shy of the $2 million mark.
A four-bedroom, two-bathroom home at 38 Swiftwing Close in the Waterford Estate set the record for the highest figure paid for a residential property in the suburb when it sold for $1.89 million.
It smashed the previous record of $1.6 million set in March this year for a 2016-built home, also at Waterford Estate.
Listing agent Lisa Coburn at Harcourts Hunter Valley said the property offered a rare opportunity to secure an oversized block in the suburb.
Set on 1763 square metres, the custom-designed Metricon home built in 2021 attracted several offers before it was sold to a resident from the Hunter Valley.
"We received multiple offers from several buyers on that campaign. It went really well," she said.
Ms Coburn said the home commanded a high price tag with its high-quality finishes and four expansive living areas.
"It is a home built like no other. It has a massive amount of inclusions and the floor plan alone was 560 square metres which is as big as most people's block size, let alone their house size.
"It was built to perfection and no expense was spared.
"I believe that when quality is on offer, buyers will pay for quality when they see it."
The median house value in Chisholm is $916,000.
Ms Coburn said Chisholm was an appealing suburb for families because of its close proximity to schools and the new hospital.
"I think ultimately, even though with interest rates rising and a bit of uncertainty with the market as such, the reality is that when buyers do see quality, they will pay for it," she said.
The sale comes as new data from CoreLogic showed house prices had fallen by 1.6 per cent in August and 2.4 per cent over the quarter in the Hunter Region.
