Two North East developers have joined forces to create proposals for a huge housing project at Wynyard Village.
The joint venture between Cameron Hall Developments and Jomast Developments includes 800 homes, a community centre and medical facilities and represents the largest single development project since Wynyard Village was founded around 20 years ago. The companies say the proposed plans – which could also create significant job opportunities for the area – have been designed to continue to deliver on the original vision for the area, to provide a unique residential environment that is unsurpassed in the Tees Valley.
Proposals have now been submitted to Stockton-on-Tees Borough Council and also feature new facilities and amenities for residents, including a new community centre which could be used by the village’s societies and clubs, as well as care and medical facilities. The vision includes enhancements to community parks and the creation of new play spaces and walkways. Improvements to Wynyard Golf Club have also been put forward.

A mix of property styles is proposed, opening up the Village to a range of buyers, from young families to retirees. The homes are planned to be strategically positioned across the Village and areas surrounding the golf club.
A spokesperson for Jomast Developments said: “This joint venture with Cameron Hall Developments brings forward a comprehensive and coordinated approach to enhance Wynyard Village. The strategy for this proposed development, as with every new development within the estate, links back to the original vision for Wynyard Village, of creating a sustainable community comprising high-quality, low-density housing, employment and leisure opportunities. Our proposals also include improvements to Wynyard Golf Club to maintain and enhance the status of the club.”
A spokesperson for Cameron Hall Developments said: “Our proposal is focussed on enhancing the residential, leisure and community aspects of Wynyard Village. A fantastic range of facilities and recreational opportunities, complementing what is already within the Village, is at the heart of our proposal which has been carefully considered. We have been working closely with Stockton-on-Tees Borough Council through pre-application discussions, to ensure our vision and the application meets with the authority’s aspirations for the area. As plans evolve, as a priority we will carry out a full consultation with all appropriate stakeholders, including the Wynyard Resident’s Association.”
The joint venture stressed the planning application is in outline, meaning the proposals are just indicative. More detailed plans will be pieced together through the planning process and there will be a full consultation with all appropriate stakeholders.
