Police have warned drivers that parts of Belfast city centre will be closed for several hours while they help deal with a major fire at a popular hotel.
The blaze broke out at Babel rooftop part, part of the Bullitt hotel complex, on Ann Street before 5pm.
Victoria Street is closed while firefighters and police attend the incident.

The operation is expected to last well into Tuesday night and motorists should avoid the general area.
A PSNI spokesman said: "Motorists are advised that Victoria Street, Belfast city centre, is currently closed due to a fire in the area and will remain closed for the next number of hours.
"Motorists are advised to make alternative travel arrangements and avoid the area at this time.
"The Northern Ireland Fire and Rescue Service are currently in attendance."
The fire service added: "We are currently at the scene of a fire at a commercial premises on Church Lane, Belfast 1 Fire Appliance each from Cadogan, Central and Springfield along with 2 Fire Appliances each from Whitla Fire Station and 1 aerial Appliance are in attendance. Please avoid the area."
In a statement, Babel confirmed all staff and residents have been evacuated.
They said: "We can confirm a fire has broken out at the hotel. Thankfully all guests and staff have been evacuated safely. Huge thanks to the emergency services for such a quick response.
"We are currently awaiting further details."
