Plans have been lodged for an “exceptional” new housing estate in Newcastle’s West End.
Developers have submitted proposals for 146 homes in “modern and sustainable” terraces in Benwell. Build-to-rent (BTR) provider Placefirst’s plans for the ‘Benwell Dene’ development were sent to Newcastle City Council last week and, if given permission, construction could start later this year.
It would see a mix of two, three, and four-bedroom homes built on a vacant patch of brownfield land between Delaval Road and the Allan Court care home. The houses would be made available for long-term rent, while Placefirst has also promised “unique communal spaces which maximise views across the Tyne Valley” from the sloping plot.

James Litherland, head of planning at Placefirst, commented: “Our plans for Benwell Dene seek to provide quality and choice in the single-family BTR sector which is currently under-served in Newcastle. We have designed a stand out neighbourhood which integrates sustainable features such as an innovative urban drainage network, communal open space and areas dedicated to resident well-being and habitat creation.
“We are excited about the opportunity to transform this prominent brownfield site in the heart of the West End into an exceptional neighbourhood of 146 new homes. It has been designed specifically for long term rent and residents would benefit from well-maintained, energy efficient homes, with a strong sense of community.”
Placefirst said that the proposed estate would be a “modern and sustainable interpretation of the traditional terrace street pattern” and that its homes would boast an array of environmentally-friendly features, including solar panels, air source heat pumps, and electric vehicle charging points.
The developer is behind other North East developments including The Green in Hartlepool, Scholars View in Hetton-le-Hole, and The Oaks in Esh Winning. The city council’s planning committee could rule on whether the Benwell Dene estate can go ahead this summer.
