10 areas of Greater Manchester where house prices have dropped the most

House prices have been on the rise for quite some time now as the property market has proven to be busier than ever. But after 18 months of soaring prices and tough competition, there are finally signs of things calming down.

After seeing interest rate rises, the increasing cost of living and the UK's average house price reach a fifth consecutive high of £368,614, Rightmove say that the pace of price growth is now starting to slow.

The online property portal expects that affordability constraints, a better balance between supply and demand and usual seasonal price drops will contribute to house prices falling in the coming months - and it looks like this is already proving to be the case in Greater Manchester.

The latest house price data released by the the HM Land Registry has revealed that there are certain parts of Greater Manchester where the average price of a property has dropped significantly in the last few months.

This means that all hope is not lost for house hunters, as some areas have seen prices go down by as much as £41,000.

Here we have compared average house prices recorded in May, to the latest figures in July, to find the 10 parts of the region with the biggest house price drops.

Heaton, Bolton

In this residential area of Bolton, house prices were recorded at £223,591 in May. The average price of a property in Heaton in July is now £185,439, which has gone down by £38,152.

Unsworth, Bury

Unsworth, a village and residential area of Bury, had an average house price of £250,373 in May. This decreased by £35,543 after being recorded as £214,830 in July.

Ancoats, Manchester

In the trendy inner city neighbourhood of Ancoats, house prices have fallen by £21,457 in the last few months. The average house price stood at £294,422 in May, but prices fell down to £272,965 in July.

Ardwick, Manchester

Ardwick, an area close to the city centre, had the biggest house price drops since May. The average house price now stands at £193,166 in July having fallen by £41,812 since May, when it was recorded at £234,978.

Boothstown, Salford

Salford's suburban village of Boothstown has seen house prices fall by £23,206. In May, the average house price was £300,372 but in July it has dropped to £23,206.

Salford Quays, Salford

House prices in Salford Quays, Salford's unique waterfront location, are currently £183,042 in July. This has gone down by £19,583 after being recorded at £202,625 in May.

Bramhall, Stockport

Stockport's suburban village of Bramhall has seen house prices drop by £30,683 since May. The average price of a home back then was £471,394 whereas now it is £440,711 in July.

Heaton Chapel, Stockport

Also in Stockport, house prices in Heaton Chapel have gone down in the last few months. The average house price in May was £355,472, but this has now gone down by £24,940 to £330,532 in July.

Heaton Moor, Stockport

Despite being one of Stockport's more expensive areas, house prices have started to slow in Heaton Moor. Homes now cost around £340,270, but this is a £41,052 decrease from May, when the average house price was £381,322.

Broadheath, Trafford

In Broadheath, a town in Altrincham, house prices have gone down by £17,614. The average house price in May was £283,573, but it has now fallen by £17,614 to £265,959 in July.
